Our

Process

1.

Consultation & Design Brief

The first step in the design process is to meet with you to develop a design brief and undertake a site analysis of your property including a site measure of existing structures. We will also undertake a desktop review of your property planning scheme and overlays and prepare a proposal for all documentation required in order to apply for a planning permit (if required) and building permit. We will be with every step of the process to ensure that you achieve a building permit.

2.

Concept Design

In this stage, we will develop a site response to your property and present a concept site plan and floor plan where we will discuss location & orientation, layout, access, etc. Architectural style and external materials and colours are also considered during the Concept stage.

3.

Town Planning

When an application for town planning approval is required, we will develop the design plans to a level that is required for town planning approval. To ensure that this is done efficiently, we will work with you to firstly resolve a floor plan, then proceed to develop elevations, roof design and 3D perspectives. It is important to confirm external materials and colours in this stage also. We are also able to provide details of local Town Planning Consultants to assist you with a Town Planning application if you prefer.

4.

‘For Construction’ Working Drawings

Once a planning permit has been obtained, we will proceed to complete you plans as working drawings ‘For Construction’ as required for a building permit. As a minimum, these plans must include a site plan, a resolved floor plan, external elevations included door and window schedules, roof plan with stormwater design, lighting plan, section plan including insulation, construction detail, NatHERS energy rating certification and where required, overlooking and overshadowing plans. We are also able to provide internal elevations, full electrical plans, setout plans, 3D perspectives & rendered images, and assist with construction specification and interior design. Once these plans are complete, our engineering team will prepare structural engineering documentation for your builder to quote and apply for a building permit.
